What we did: The estate called us near the end of that window. We bought the house as-is, wiring and all, and closed on about day 14, before the coverage ran out.

The outcome: The estate was not left holding an empty, uninsured house, and they did not have to clear it out or fix anything first.

The situation: The house was being sold by an estate, and the executor was looking after the sale.

What we did: We bought the house as-is. It is a 1974 four-bedroom, two-bathroom home that needed updating, so after we took possession we renovated it, finishing with new carpet.

The outcome: The renovated house has since sold to new owners.

An inherited 1914 two-storey on Crawford Avenue in Norwood West

The situation: The house had been inherited. It is an older home, built in 1914.

What we did: We bought it as-is and did a full renovation: new shingles on the house and the garage, new eaves and fascia, new siding, all new windows, a new kitchen, and the original hardwood floors refinished.

The situation: This was a small two-bedroom, one-bathroom bungalow that still had knob-and-tube wiring, which can make a house hard to insure and hard to sell on the open market.

What we did: We bought it as-is, took out the knob-and-tube wiring, and renovated the house, including new board-and-batten siding and refinished hardwood floors.

The outcome: The renovated bungalow sold to a new buyer, and the seller later left us a Google review.

The situation: This was an older one-and-three-quarter-storey house with a chimney leak and dated finishes.

What we did: We bought it as-is for cash, so the seller did not have to fix the chimney or update anything first.

The outcome: We took ownership and the house has since been sold on to a new owner.

A small roof leak that became a mould problem on Sherburn Street in the West End

The situation: It started as a small leak near the chimney. The repair kept getting put off, and over about five years the water worked its way into the ceiling below.

What we did: We bought the house as-is. By then the area under the leak had mould, so we had it remediated properly as part of our renovation.

The outcome: The owner sold without having to deal with the roof, the mould or the repairs themselves.
